According to recent board data, unit sales decreased by 3.3%, reflecting a slight moderation in regional demand. Concurrently, the average sale price fell by 5.7%, easing overall affordability constraints. Crucially, the region now maintains five months of inventory, a supply level that reduces urgency, empowers buyers during negotiations, and stabilizes pricing across local municipalities.
The Haldimand and Hamilton real estate markets are adjusting toward balanced conditions, easing pressure on buyers. In Haldimand County, unit sales contracted by 17%, while the average sale price dipped by 4%, resulting in a generous six months of inventory. Neighbouring Hamilton experienced a 6% decline in unit sales alongside a 5% reduction in average sale price, leaving four months of inventory. These evolving supply metrics give regional buyers increased negotiation power.
